Can I Visit My Rental Property?

At this time of year, we often get requests from landlords who are living interstate or overseas to visit their property when they are back in town for holidays.  While your investment is your property, it’s the tenant’s home and there are laws in place to ensure that tenants enjoy a right to privacy and quiet enjoyment of the premises they are renting.  This means that a property owner can’t just “pop in” to their rental property. 

In fact, under the Residential Tenancy laws, landlords or their agents have to provide at least seven days written notice for what is considered an inspection of the premises.  In most circumstances, access is also not permitted on Sundays, public holidays or outside the hours of 8am to 8pm, unless the tenant agrees. If you would like to inspect your property on a visit to the area, your property manager will be able to give tenants the appropriate notice and arrange a time which is convenient to you and the tenants.
